Terms & Conditions


Extensions:
This is a non-extendable lease expiring on your check-out date. Please note, your apartment will be rerented on this date and may not be available for an extension. If you would like to extend your stay beyond the check-out date listed above, please email reservations@compasscorp.com.

Hold Over:
Lessee shall be considered a “hold over” resident and shall be responsible for all fees incurred due to the failure to vacate. In addition, Lessee will be charged a daily rate equal to 25% above the current market rate until a new check-out date has been confirmed in writing. Check-out time is at 11:00 am. There will be a $100 fee for unscheduled late check-outs.

Lease Cancellation:
CCH may invoice, deduct from the deposit or charge the credit card on file for any unpaid rent or incidentals, including damages to the apartment, premium movie rentals with an administration fee, removal of odors from cigarette smoke or cooking spices, extra services, or utility overages, up to 60 days following the lease end date or extension date. Deposits may be held up to 60 days following the lease end date. Lessee/Resident shall leave the apartment clean, remove all rubbish and return all keys and parking passes. A $50 fee will be charged for a non-returned key and $100 for a non-returned parking pass.

Change of Resident(s):
The resident (s) indicated on this lease shall occupy the apartment. No other person may reside in the apartment without written consent from CCH.

Entry & Inspection: CCH reserved the right to enter the dwelling to inspect, make necessary repairs or show it to prospective tenants as long as reasonable notice is given to the Lessee. CCH may enter the dwelling without notice in case of an emergency.

Liability: Lessee indemnifies CCH from all liability, losses, or damages occurring in the apartment while leased hereunder unless it is due to CCH’s negligence or willful misconduct. Lessee is liable for all losses, injury, or damages to any person or property caused by Resident(s) or any guests of the lessee. It is recommended that Lessee obtains its own renter’s insurance policy.

Right of Sublet: Lessee understands that the dwelling is being sublet by CCH and that CCH has received permission from the owner or agent of the dwelling to do so. Lessee and CCH are required to abide by the provisions, rules, and regulations of the lease agreement between CCH and the owner of the dwelling. A copy of the dwelling’s rules and regulations can be furnished upon request.

Payment Terms: Security Deposits, if applicable, were charged upon execution of the application associated with this agreement or upon execution of this agreement. Initial rental payments, by check or credit card, are due upon execution of this agreement. All subsequent payments are due in full on or before the 1st day of each month’s billing period. CCH reserves the right to assess a late fee of 3% per month or the maximum allowed by law on all balances not paid by the 10th of each month.

Smoking/Odors: All CCH accommodations are non-smoking. Smoking or Vaping of any kind is prohibited on the premises including inside the apartment, on a balcony, or in any common indoor or outdoor space on the property. If a representative of Compass or property staff member suspects, observes, or finds evidence of smoking, an automatic forfeiture of the security deposit will be imposed. Additional fees may apply depending on the extent of remediation and damage caused.

Internet/TV Services: High-speed wireless internet is included. A ROKU TV or ROKU streaming device is included unless otherwise specified. Compass does not include any applications for the ROKU device including live TV or local channels.

Apartment Condition: Your apartment is fully inspected and the condition is documented by a Compass crew member prior to your arrival. An Apartment Condition Statement will be provided at move in. Please ensure you note any pre-existing damages or concerns. Kindly note, if the condition statement is not completed, you may be held liable for damages reported after you vacate.

Pets: Pets must be approved prior to arrival. A non-refundable pet fee will be assessed for all reservations including a pet. The pet fee does not cover damages or additional cleaning needed during or after your stay. Vaccination records are required for all pets. If your pet is a service animal, verification will also be required. Verified service animals will be exempt from the pet fee. Records are sent to the property for approval prior to move-in. All pets must be restrained by a leash or pet carrier when in common areas or when requested by property or Compass staff. Breed restrictions vary by property. Should your pet be in violation of a breed restriction and/or involved in an incident resulting in the injury of another person or pet, you may be required to remove the pet from the property within 24 hours and pay a lease violation or penalty if assessed. It is acknowledged that by signing this document you agree to comply with the terms described herein. When completing the required occupant form, you will be asked to upload your pet records.
